Owner's Representative & Development Management.

We act as your independent presence on the ground — from acquisition through handover and the defect liability period. Engaged under CCDC 31, scaled to the level of control you want.

The problem

A Canmore project is hard to manage from somewhere else.

Canmore is one of the most regulatorily complex mid-market construction jurisdictions in Western Canada. Undermining geology. Wildlife corridor reviews. A litigation-prone planning environment. The Tourist Home phase-out. The Livability Tax. Variance authority limits. 100-day building permit cycles on medium- and high-density residential. Cold-climate envelope detailing under the Alberta Building Code.

A developer running a Canmore project from Calgary or Vancouver is not just managing a remote site. They are managing remote exposure to a regulatory and physical environment most of their team has never seen first-hand. Bow Valley project history is full of examples of what happens when this is underestimated — bankruptcies, schedule slippage, sinkholes, abandoned condo blocks.

We are the in-Canmore extension of your team. We attend site meetings, scrutinise change orders, review the draw schedule, hold consultants and contractors to the contract, and report back to you with the clarity to make decisions that protect time, cost and quality.

How we engage

Three tiers, scaled to the level of control you want.

All three include continuous budget tracking, monthly reporting, and a live risk and issue escalation log. The differences are site presence, contractual authority, and the depth of pre-construction and close-out involvement.

Pricing

How fees work.

Fees are calculated against agreed construction value at engagement, then billed as a fixed monthly retainer across the project duration. This gives you predictable costs and a consistent level of on-the-ground commitment — and removes the temptation to charge by the hour for the same conversation twice.

For projects under $5M CAD, a fixed-fee structure scaled to scope is more sensible than a percentage. For projects over $30M, the percentage decreases as construction value rises. Both are agreed at engagement.

How we start

From first call to engagement letter.

01

Discovery call

A 30–45 minute call at no cost. We listen to what you're building, where you are in the cycle, and what's worrying you.

02

Scoping memo

We send a one- to two-page memo proposing a tier, a scope, and a fee. No long-form proposal documents.

03

Engagement letter

A short CCDC 31-based letter or a fixed-scope contract for engagements outside CCDC. Signed in days, not weeks.

04

Mobilise

We are on site within two weeks of signature.
